PEI Residential Housing Market Update — September 2026

PEI Residential Housing Market Update — September 2026

Here’s what happened across the Island last month:

🏡 188 homes sold (down 5.5% from last August)
📋 360 new listings hit the market (up 7.5%) — more inventory for buyers to choose from
📈 Average price: $420,819 (up 5.0% year-over-year)
🤝 Homes selling at 95.6% of asking price on average
⏱️ Median 62 days on market island-wide

By community:
• Charlottetown: 44 sales, avg. price $452,170 (essentially flat, -0.1%), homes moving in a median of 59.5 days
• Cornwall: 15 sales (+25%), avg. price $556,267 — up a striking 34.5% — with homes selling in just 56 days
• Stratford: 9 sales, avg. price $550,767 (+9.2%), and the fastest-moving market at a median of just 28 days

The big picture: buyers have more to choose from than they did a year ago, and sellers are still getting strong offers close to asking — but every community on the Island is telling its own story right now. If you want to know what these numbers mean for your specific street, that’s a conversation I’d genuinely love to have.
