Purchasing a home is not always an easy task. Obtaining financing can be a complex and tiring process. Visiting properties can be time consuming and discouraging.  And in today's market where multiple offer situations are not uncommon, the perfect home can suddenly slip away.

It all starts by answering the "W5" questions in regards to buying a property. Once you do, I will help you drill down even further!

It's good to be specific and know what you want, but don't get overwhelmed!  My job is to help you help you zero in on what's important and to separate the "must haves" from the "want to haves".

FINANCES

Set your budget and determine how you will finance your purchase.  Setting a realistic budget is an essential part of targeting our search for properties within your financial comfort zone.  It also helps us avoid the heart break of you falling in love with a home which is currently out of your financial reach.

An important part of establishing a realistic budget is to obtain pre-qualification for any loans and/or mortgages you need in order to make your dreams of purchasing a property become a reality. There are a variety of approaches you can explore for this including contacting your usual financial institution, or you may want to consider engaging the services of a professional mortgage broker.*   

My experience has taught me that the purchasing process is much quicker and smoother when you are a financially pre-qualified buyer.  Being pre-qualified for financing is also very attractive to sellers and can sometimes make the difference as to whether your offer is accepted or not.   

*A word on mortgage brokers -  While using the services of a mortgage broker may sound unfamiliar or daunting, like realtors, they work for their client to obtain the best available  deal for their unique cirrcumstances. This is such an exciting time for you!  You know what you are looking for and your price range. Now, let's see what's available!

In addition to personally beating every bush, and leaving no stone unturned to find your property, I use the best possible resources and communication systems available to set up your search with an automated notification system. This system lets you know as soon as a property matching your specifications goes on the market and has proven proven to be a very efficient communication tool for my buyers and I.  In today's hot market, timing is everything!

You may find the right home immediately, or it might take some time. Don't lose heart. My job is to show you the properties that interest you. Your job is to dream and be open to possibilities.  

THE OFFER

You've found it! Now to make it yours requires a negotiation of the terms of sale. I will guide you and remind you of things to consider while you decide on what to include in your offer.  I prepare all of the paper work on your behalf and represent you in all negotiations and dealings with the listing agent and/or seller.  It may take some back and forth before you and the seller come to an agreement, but don't worry, I've got your back.

FROM OFFER TO CLOSING

Yay - an agreement has been reached!  Boo - there is still lots to do! 

Often an offer is made with conditions of purchase which the buyer agrees to address within a short period of time following the offer. Conditions generally include: confirmation of financing; an insurance inspection; a house inspection etc.  Depending on the circumstances, there may also be other steps or conditions of sale to address before a sale is deemed complete.

Once the conditions of sale are met, the legal process of transferring ownership of the property from the seller to buyer begins. This step and ownership of your new property is only complete upon the transfer of funds and signing of documents with your lawyer on closing day.
