The nature of real estate is that there are several other properties competing with your home on the market. In order to help you decide on a fair yet competitive price for your property, I will analyze the market activity in your area and consider that alongside the condition of your property. Posting at the right price will help attract qualified buyers and close a deal more quickly.

Preparing Your Property For Market

First impressions count.  Big time.  I can't over-stress the importance of decluttering and deep cleaning before opening your home to potential buyers.  The condition of your property will be closely scrutinized and a bit of elbow grease can mean the difference of thousands of dollars on a sale - or potentially prevent a sale altogether. Now is the time to fix any damage, touch up paint, cut the lawn and depersonalize your decor. Leave your house clean and tidy for every viewing. Remember, you don't get a second chance to make a good first impression.   

Innovative Marketing

There are many tricks in the marketing trade, but none surpass the power of the internet.  As soon as you list with me, your property will be advertised around the world through the Multiple Listing Service (MLS).  I will also agressively market your home through traditional and digital marketing and networking channels.  I will use descriptive text, photography, videography (optional), and social media posts to reach a variety of targeted audiences. Other options for your consideration are agent tours and agent / public open houses.  We can discuss and decide together which approaches are the most appropriate for your property.

 The Offer

It's here!  A realtor presents an offer and negotiation time shifts into high gear.  I will represent you in all negotiations and dealings with the other realtor and / or the buyers. I will give expert guidance and advice as you decide whether to accept, reject, or counter the offer presented.  I work with the other realtor to complete all the paperwork.  While it may take some back and forth before you and the buyer agree on terms don't worry, I've got your back.

From offer to closing

While the buyer's realtor will do much of the legwork, I will support you and work with you to ensure the sale conditions can be met. The deal is not complete until after the official transfer of funds and legal documentation is signed on closing day.
