The nature of real estate is that there are several other properties competing with your home on the market. First impressions count.  Big time.  I can't over-stress the importance of decluttering and deep cleaning before opening your home to potential buyers.  The condition of your property will be closely scrutinized and a bit of elbow grease can mean the difference of thousands of dollars on a sale - or potentially prevent a sale altogether. Now is the time to fix any damage, touch up paint, cut the lawn and depersonalize your decor. Leave your house clean and tidy for every viewing. Remember, you don't get a second chance to make a good first impression.   


There are many tricks in the marketing trade, but none surpass the power of the internet.  As soon as you list with me, your property will be advertised around the world through the Multiple Listing Service (MLS).  I will also agressively market your home through traditional and digital marketing and networking channels.  I will use descriptive text, photography, videography (optional), and social media posts to reach a variety of targeted audiences. Other options for your consideration are agent tours and agent / public open houses.  We can discuss and decide together which approaches are the most appropriate for your property.


You've found it! Now to make it yours requires a negotiation of the terms of sale. I will guide you and remind you of things to consider while you decide on what to include in your offer.  I prepare all of the paper work on your behalf and represent you in all negotiations and dealings with the listing agent and/or seller.  It may take some back and forth before you and the seller come to an agreement, but don't worry, I've got your back.

Often an offer is made with conditions of purchase which the buyer agrees to address within a short period of time following the offer. Conditions generally include: confirmation of financing; an insurance inspection; a house inspection etc.  Depending on the circumstances, there may also be other steps or conditions of sale to address before a sale is deemed complete.

Once the conditions of sale are met, the legal process of transferring ownership of the property from the seller to buyer begins. This step and ownership of your new property is only complete upon the transfer of funds and signing of documents with your lawyer on closing day.
